How to Buy Property in Barcelona

The listed price for flats and apartments can be inflated by up to 20%. We get the important information needed to evaluate the property, then negotiate a price. If you agree to it, we guide you through the legal steps to purchase.

A Buyer’s True Story

Oliver from London bought a flat in Barcelona’s Born area. His advice: “Things happen fast. When you find THE FLAT, have your advisor go see it, review the legal documents and make an offer. I lost a nice place because I hesitated and someone got it first. And don’t get taken for a ride. Review the property documents carefully. Be firm. Knowing some Spanish helps”.

“I looked for almost a year. I wanted to explore Barcelona as each neighborhood has its own vibe”. Along the way he met dozens of real estate agents. “I would say 30% were very good; 20% were not good; and the rest were OK, but had to be watched. Always measure the flat’s indoor floor size. Agents tend to embellish this.”

Oliver purchased the flat as a second home and visits Barcelona frequently. “I like Born a lot. It’s in the Old Town and is trendy with mostly young people and innovative stores. There’s a large park (Ciutadella) and the beach nearby.”

Oliver thoughts on the neighborhoods he visited in his search:

Poble Nou. “If I bought now, I might buy in Poble Nou. It’s spacious with wide streets, natural light and near the beach. It’s up-and coming with several renovation projects. A good investment.”
Poble Sec. “A traditional part of Barcelona with a central location and a lot of families. There are some nice pedestrian streets and a lot of renovation projects.”
Gracia. This used to be a small town north of Barcelona. “A very traditional Catalan area with trendy stores, lively streets and good restaurants; very popular.”
Eixample. The is the large grid area between Old Town and Gracia. “A general mix of urban city life, more conservative with families.”

The Process

1.- Initial Phase

We talk about your plans, explain the total costs, advise about mortgages and help you start looking.

2. Visit the Property

We ask questions, inspect for defects and assess its pro’s and cons.

3.- You Decide to Make an Offer

We investigate the property to uncover negative information and negotiate a price.

4.- You Decide to Buy

We negotiate the pre-sales contract(s), advise on money transfers and prepare for closing.

Buying in Barcelona is Different

There is no ‘Market Value’ or standard price for property in Barcelona or on its coast nearby. The property is too varied and unique. Sellers simply list at the price they want and hope for the best. And sometimes Buyers pay too much. But how is one to know? It’s a foreign country and the Agent said it was a good price. Knowing the market and persistent negotiation are necessary.

Spain Advisors or the Real Estate Agent

Your first contact is normally with an Agent. In general, very nice people. In fact, they might offer to “take care of everything”. But be wary.

The Real Estate Agent

  • They work for the Seller. They negotiate price for the Seller. They’re on the Seller’s side.
  • The Seller pays them a commission of the sale’s price; they want to sell for a high price.
  • They like to move quickly: show the property, receive payment, close the deal. Going too fast is a main cause for buyer mistakes.

Spain Advisors Agent

  • We work for you. We negotiate price for you. We’re on your side.
  • We study the market and want you to pay the lowest price possible.
  • We prod along very slowly. Documents and contracts are carefully analyzed to ensure it’s fair to you. We slow down the process for your protection.

My wife and I found Mark as we began our quest to find a second home in Barcelona. Not only were we very happy with the service he provided on the legal front, he gave us invaluable advice as to how to best to look and judge potential properties.
He also educated as to potential pitfalls to look out for. When we did find the property to buy, he was invaluable in working with

My experience with Spain Advisors was great, I had no problems at all. I searched for about 2 months and saw about 30. I advise you buy soon as prices are going up. Good flats sell fast. Be sure to check all aspects of the property very carefully, there may be hidden problems without a solution. I am very happy with the property I bought, it was below my budget and it was renovated so no headaches looking for contractors. The purchase went smooth. I would recommend Spain Advisors to a friend, definitely.

My wife and I saw about ten flats and met several real estate agents. Their goal, obviously, is to show the property’s positive aspects and persuade you to buy for the listed price. It’s important to remember that they earn a commission of the sale’s price. When we expressed an interest in a flat, they applied some pressure on us to force to a decision. Sometimes after only one visit.
